Architectural & Engineering Services

Choosing ETC lets you realize the efficiencies of having your architectural design and engineering services under one roof. ETC’s Design Services Division works in lockstep with ETC’s Construction Group to help you reduce costs from the beginning, avoid change orders, complete your projects more quickly and ensure that the finished product achieves the goals and vision of your project.

ETC has deep experience designing spaces for health care and life science facilities, from simple renovations and room conversions to infrastructure upgrades, seismic retrofits and department renovations.

ETC offers you a menu of services – from feasibility studies to design, construction management and facilities analysis, to help you complete your projects more quickly and cost-effectively and to make the best use of your facilities going forward.

Master Planning – we’ll help you review your use of facilities over mid-range and long range periods to identify physical plant needs going forward and how best to allocate capital improvement funds.

Design Services

Schematic Design – producing a basic proof of concept, including a site plan, floor plan(s) sections, an elevation, renderings and models, with overall dimensions and a general estimate of construction costs.

Design Development – producing more detailed floor plans, sections and elevations with full dimensions, as well as finer details and materials specifications.

Construction Documents – providing you with the final set of drawings, including all pertinent information to put your project out to bid with contractors.

Bid Services – ETC will invite a list of pre-qualified vendors to bid on your project, and will expertly negotiate on your behalf to secure the best pricing from the most capable vendors.

Construction – we will work with all contractors and subcontractors, complimenting ETC’s own expert construction team, to ensure the proper completion of our project per the specifications laid out in the Construction Documents. During this phase we’ll also perform agency processing to ensure getting all necessary agency approvals on schedule.

Document Quality Assessment – ETC can review documents prepared by other consultants for quality control, consistency and code conformance for seismic retrofit and other tenant improvement projects, resulting in more accurate pricing and scheduling and fewer change orders.

Constructability and Logistics Review – ETC will review your seismic retrofit and tenant improvement projects to identify opportunities to simplify details and remove needless costs, expose elements of the proposed project that could pose problems in the field, and find ways to standardize components to reduce complexity and cost of materials and labor.

As Built Documentation – ETC’s construction crews will conduct meticulous physical inspections of your existing facilities and create as-built documents of your systems and building components for managing your facility or preparing for construction projects. This ensures you’ll have the most accurate information before starting the design process.

Facilities Use Analysis – ETC will combine reviewing your existing documents with physically inspecting your facility to develop current floor plans and identify each area by use, department and any other useful metrics. This can help you substantiate agency reimbursements and departmental rents.

Consultant Management – As expert project managers who work with many contractors, ETC can help manage your multiple consultant teams working on a variety of projects, keeping projects on schedule, controlling costs and ensuring contractors conform to your corporate guidelines.
